Schedules of Conditon
Schedules of condition act as a formal record of the condition of a property at a moment in time, typically to be used at the outset of a lease to ensure the condition is captured prior to lease terms being agreed. This may protect both landlord, or tenant, in limiting repairing liabilities for the duration of the lease term.This allows the property to be reinstated, to the original condition.
Defect Surveys
Defect surveys are a wide range of instructions that offer defect diagnosis and building pathology. Commercial buildings can become defective in less obvious ways over time, due to defective workmanship, poor material specifications, damp and moisture ingress etc. These factors can lead to building fabric issues which are often complicated to diagnose or are not obvious, which require an experienced Surveyor to provide recommendations.
Dilapidations
Dilapidations, refers to breaches of lease covenants that relate to the condition of a property during the lease term. This typically begins with a schedule of dilapidations listing outstanding reinstatement, repair, legal compliance and decoration items to the property, suggesting remedial works and, in some cases, estimating the cost of the remedial works. This can be followed by quantified demands, responses and Scott Schedules, all in line with the dilapidations protocol.
Drone Surveys
Morested undertake a wide variety of drone surveys, capturing the built environment for construction monitoring, defect diagnosis, planned preventative maintenance, condition surveys, schedules of condition and many more. We utilise our in house, certified team to fly our drones capturing photos and videos. This allows us to offer cost savings to our clients in comparison to other alternatives such as cherry pickers and MEWPS.
Reinstatement Cost Assessments
Reinstatement cost assessments refer to the systematic site visit, measurement, and assessment of reinstatement cost, typically on the basis of total loss or of such substantive damage that the entire building will require demolition or rebuilding. Often for insurance purposes and as such we diligently ensure the scope, extent, fixtures and fittings.
